In the new installment of its “Amateur Landlord” series, UrbanTurf spoke to Urban Igloo’s Richard about the dos and don’ts of performing tenant repairs. His advice included:

– having tenants submit a written request for typical repairs but acting immediately “in the case of emergency repairs like flooding, fire or break-in”

– taking out “an insurance policy that has umbrella coverage of the rental unit”

– “…performing a comprehensive walk-through in advance of occupation” and photographing the unit to document its condition prior to tenants moving in
