When We Are Free, and When There's a Fee
Urban Igloo offers two levels of service for Washington DC area renters, one free and one with a potential fee.
Basic Finder Service
Lots of landlords in and around DC list their apartments, townhomes, and houses with Urban Igloo. This includes everyone from large companies that own multiple buildings to individual condo owners. With its unique combination of a web-based platform and knowledgeable agents, Urban Igloo helps you search rental properties and find the one that's right for you. This service is completely free, and the rent you pay is the same as what you'd pay if you went directly to the rental's owner.
There's no hidden fee, there's no catch. How can we offer all of this to renters for free?
Vacancies that go unfilled month after month cost landlords a lot. Landlords pay us to bring them a steady stream of highly qualified renters and help keep their properties rented -- something that can be a challenge for landlords to do on their own.
Premium Finder Service
Some DC apartments have traditionally rented pretty quickly on their own (hey this is Washington), so some landlords are not yet paying to have Urban Igloo bring renters to them. Their properties don't appear on Urban Igloo's website, but we can show them to you if you're interested in seeing the widest selection possible. If you do choose one of these properties, you the renter pay Urban Igloo a fee.
There are 3 important points about this service to keep in mind:
- There’s no upfront fee to see these properties. You only pay a fee if you decide to move into one of them.
- The fee is never more than one month’s rent.
- You pay no fee if you end up selecting one of the properties available in our Basic Finder Service, even if we show you premium properties during the process.
The Bottom Line
If you never want to pay a fee for our services, no problem. Stick with our Basic Finder Service and the vast listings on our website. If, however, you want to see the widest selection possible and you're willing to pay a fee, let your agent know that you’re interested our Premium Finder Service and we will show you everything - both free and paid.
