A: Urban Igloo is with you every step of the way! Once you find your perfect apartment or house, you can sign the lease, pay the first month's rent and remit the security deposit to the landlord right in our offices! You will be ready to move in almost immediately.
Q: How can all this be provided at no cost to me?
A: The landlords pay us a fee for helping them find great, qualified tenants like you.
Q: How quickly can I find an apartment or house?
A: That depends on your how many rentals you want to see before making your decision. But we know the DC area cold - from U Street to Capitol Hill, from Bethesda to Clarendon - and we have searching down to a science. With the help of our state-of-the-art database, and because we drive you around the city in no-hassle style, your search will probably take about 3-4 hours.
Q: What are the qualifications of Urban Igloo team members?
A: All our leasing agents are licensed and trained to make your search efficient, easy and dare-we-say fun.
Q: What do I need to bring with me for my first meeting with Urban Igloo?
• A driver's license or other photo ID
• Two most recent pay stubs (or income verification if self-employed)
• Current and previous employer's phone number. Download form here.
• Co-signer application, if a student or unemployed. Download form here and complete. Landlords accept co signature on a case-by-case basis.
Q: Do I need to have a checking account to get started?
A: No. You pay your first month's rent by certified check. Some landlords will also let you use a credit or debit card. However, security deposits are made directly to the landlord and must be paid with certified funds.
Q: Can Urban Igloo help me find a rental even if I live out of town?
A: Yes! Our state-of-the-art database allows us to streamline your search so you can even rental-hunt before you get to DC. To start the process, fill out the Renter Registration form!
Q: Do I have to make a 1-year commitment to an apartment?
A: While most landlords require a year's lease, you may be allowed to sublet your place at any point during your lease. However, you remain liable to the landlord during the sublet period for rent, and for any damages that may occur. In some cases, the landlord may allow you to terminate your lease before one year has expired; this is case-by-case and depends on the landlord's policies.
