Q: Is this an exclusive listing agreement?
A: No. Our listing agreement is non-exclusive; it simply allows us to market and show your apartment or house. If you rent your property yourself, or rent it through another service, you don't pay us any fee.
Q: How does Urban Igloo get paid?
A: Once we rent your apartment with a tenant you have approved, and a lease is signed, Urban Igloo collects the first month's rent as payment in full. All subsequent rental payments are paid directly to you.
Q: How is the security deposit handled?
A: At lease signing, the tenant must remit the security deposit directly to you using certified funds.
Q: Can I use my own lease?
A: Yes. If you provide us with a lease, we are happy to use that when renting your apartment. Otherwise, a standard lease will be used.
Q: How does Urban Igloo qualify prospective tenants?
A: With the renter's written approval (and unless you do the same checks), we run employment verification as well as current and prior landlord checks to give you the information you need to accept or reject a rental application. You always have the final say as to whether an application is approved or denied.
Q: How will you show my apartment or house?
A: We ask that you provide Urban Igloo with keys to your rental. This allows us to expedite showings and to schedule showings for times convenient for prospective tenants. We can work with lockboxes too if necessary.
Q: How will you promote my rental?
A:Urban Igloo is a hip, exciting brand that has generated a great deal of buzz among students and professionals in the DC area. We will include your apartment, townhome, or house on our website, list it in our database, and gain exposure for it through word-of-mouth and referrals from satisfied customers.
